Another thing that is a huge roadblock to affordable housing is the lack of landlord rights in California. The State/City/County government can limit the amount of rent you charge, or whether you pay it or not, as was the case during Covid. Additionally, the governments have significantly limited Landlords ability to evict tenants. There are currently bills in the California legislature to further increase properties subject to rent control and additional restrictions for evictions that fall outside of non-payment like for sale, redevelopment or if the Landlord wants to occupy the property.

During Covid we had a deadbeat renter that didn't pay for nearly 3 years and it took us over 3 years to evict him. We did get some money from the City, but it was capped and far less than the income lost.

It cuts both ways Watty. Reform is the only way to fix this big time on both sides. I was just helping a friend going through some tough stuff in South OC. Rent has gone up so high she is fooked big time. Landlord wants her ass out now because he can double the rent and find a non dead beat loser. She called the AHA hotline to seek help and the lady on the phone said their is no more waitlist. She was so nice and gave her some sound advice on her rights. She said she has never seen such a mess and she has helped those in need for over 20 years. Over 50,000 people are on the wait list for handouts and help, so they closed the help line for help. Our friend's ex-hubby took off with the loot and left her high and dry with her two HS kids. Total loser found a younger lady to play with on his boat, no joke. The only way to get help with rental assistance in CA right now is if you live in your car or are about to. The whole thing is a complete cluster fire and both sides are stuck in the middle. We need to come together and fix this the right way. I got in early at my apartment 5 years ago. It was $2100 and now it's almost $2800. The same place is going for over $4000 a month now. 2 bdr and a view of a cement wall next to the 73.
