Hill country in Texas is nice, damn good bbq. I know half a dozen who moved to Idaho and love it there. But you are 100% on wanting to keep a place in Cali . . . once you leave you can’t (financially) come back.
Hill Country and Idaho are good calls, hell, you can even get a beautiful home on a lake in Arkansas for cheap. Most likely it will be Utah, but a lot can happen between now and then. The 2nd home is paid for and part of it generates income and is set-up to remain in the family in perpetuity. Let's just say its location is hard to beat.

Must be nice and I'm super happy for you and the ones who will benefit from your hard work. I got not nothing when I was born, just shelter, food, the beach and a loving, protective foster mom that saved my ass from blood thirsty vampires. I was told I was all on my own after I turned 18 and I was kicked out bro. It was done in love, and I knew when I turned 13 that I had 5 years to get my shit together or I would fail in life. No handouts to me or any help with college. One of my BFF is trust fund child (born into wealth) and he has a house in Aspen, Laguna Beach and Hawaii, all paid off. My other BFF is now in Bali and is building a small village with a local lady he fell in love with. Farming, coffee shop and a little villa of rooms for people to live. Both of these BFF have pity on me and have offered free place to stay at their cribs anytime I want. My kids are welcome to stay and play for free as well. We just have to pay for our travel and food. We have loved each other through tough times, especially the last 6 years. I am truly grateful for my free stays in these amazing places. I would die from the heat in Texas. I hate the cold so I will only go to Aspen in the summer. I worked my ass off only to see bandits take it away every freaking time. I wish I had extra house to give my kids. I'm not jealous, I just have dreams of giving my kids and grandkids property and money when I die but it looks like that won't happen. I will say they learned "The School of Hard Knocks" from their old man and standing up to tyrants and assholes 100% comes with a price, like, "you're fired" & my favorite, "no jabs, no college for children" all for refusing to wear stupid mask and take all the poison jabs. Insane what our California leadership did.

Spend some time in the summer months down Arkansas way and you’ll understand the pricing. 😆
 
I have a sis-in-law in Arkansas, besides the humidity, some of the summer bugs are as big as birds. It's why we pay the Sunshine Tax in California.
That state is very hot and the humid conditions would kill me. I would die or stay inside all day. Texas was hot as hell, but Arkansas was hot, humid, sweaty, sticky and had insane bugs and mosquitos on attack mode. The mosquitos love my blood, and I'm attacked 24-7, even with spray and all the gear. They smell my blood and go full on attack. I would never live in that part of the country. Visit, yes. I have my first 12 months planned out after I retire. 2 months in Bali, 2 months in Scottland, 1 month in Guatemala, 2 months Costa Rica, 2 months SoCal, 1 month Aspen and then 2 months Hawaii. I get the Hawaii house all to myself and family. I'm so stoked.
 
They called out Swalwell...although the timing was curious. ;)

Steyer has a huge war chest. The election will be interesting.
They called out Swalwell because he got in the way of another Dem who wanted to be CA gov. Prior to his removal...2 repubs were leading the polling for gov of CA. They cannot afford to have an R gov of CA...so someone had to go...and Swalwell had the most dirt.

They knew about this guy for years. It just wasn't in their best interest to get him out.
