Still a lot of work to do on Treasury rates, yes there down a little bit since Trump took office, but up quite a bit the last 2 months. The 10 year at the beginning of April was 3.95%, so its up almost 50 basis points.
This also don't reflect spreads that lenders will charge on top of the 10 year. The spreads are also up about 50 basis points since February due to the perceived volatility in the market. Trump owns this economy positively or negatively.
